How Did It All Begin?
Mercasa was founded in 2000, but its story began a little earlier. José Luis Padillo spent his days helping Dutch and Belgian friends who came to him for advice on buying a property in Spain: what steps to take, what paperwork was required, and what to look out for. That informal help opened his eyes to what would become his true vocation.In 1999, he trained with the RE/MAX franchise, left the family business behind, and purchased premises on the seafront promenade of La Fossa Beach in Calpe. That’s where it all began.
Market Niche: Specialisation.
A Market Niche, a Reputation Built Through Hard WorkAt the time, La Fossa was experiencing its first years of expansion, with the arrival of new developments such as Zafiro and Topacio I and II. José Luis found his niche in the resale of these apartments and, over time, built up a highly attractive property portfolio that continued to grow thanks to recommendations from satisfied clients.It did not take long for him to earn a reputation as a professional who solved problems and kept his word: persistent, constantly learning, and always one step ahead. With his office right on the seafront promenade, it was not unusual for other local property owners to wonder how he managed to complete so many sales at the Calpe notary’s office — often at even better prices than the developers themselves.The answer lay in the way he worked: he did much more than simply show properties. He explained in detail the taxes payable by both resident and non-resident buyers, the tax obligations of sellers, and provided a financial analysis of the potential rental return of each property. He also offered a five-year guarantee on his services and took care of transferring all utility contracts into the new owner’s name.Mercasa is registered with the Official Association of Real Estate Agents of Alicante (Colegio de Agentes de la Propiedad Inmobiliaria de Alicante) under registration number A-401.
Looking Ahead: The Holiday Rental Department Is Born.
In 2005, anticipating a potential downturn in the property market, José Luis took a step that many property owners had already been asking him to take: opening a department dedicated to the comprehensive management of holiday rentals. In its first year, the department started by managing 20 properties. Today, we manage more than 150 properties, offering a comprehensive service that includes: tenant search and selection, booking management, check-in and guest registration with the relevant authorities, rental payment collection, key handover, cleaning and disinfection of the property, bed linen and towels for guests, assistance with any issues during the stay, check-out and deposit refunds. All delivered with the same high standards that have defined Mercasa since day one.
The Second Generation: Alejandro and Daniel
In 2010, Alejandro Padillo joined the company after graduating in Business Administration and Management from the University of Alicante. Before joining Mercasa, he spent six months in Bristol improving his English, a decision that would open the door to new opportunities and collaborations with the British market, which is strongly represented among property owners in Calpe. Alejandro learned the business from the ground up: he started by carrying out inventories of holiday rental apartments, taking photographs and preparing floor plans, and even delivering bed linen and towels whenever needed. He then moved into billing, where he analysed in detail the income and expenses of each rental property, before turning his attention to marketing, creating advertisements, improving Mercasa’s online visibility and publishing properties on the leading national and international property portals, while continuing to assist clients at reception on a daily basis. Today, he focuses on acquiring new properties, marketing listings and closing property sales. In 2020, Daniel Padillo joined the company after graduating in Business Administration and Management from Carlos III University of Madrid. Like Alejandro, he started from the ground up in the holiday rental department, learning every aspect of the business. Today, he is the Commercial Director of the Holiday Rental Department.
